EXECUTIVE SUMMARY

The calendar shaped the quarter and stalled external markets

Between January and March, tourist accommodation counted 5.7 million guests (+2.4%) and 13.4 million overnight stays (-0.4%), in a quarter where Easter moved to April after falling mainly in March a year earlier.

Total revenue reached EUR 956.0 million (+4.6%) and room revenue EUR 699.5 million (+4.1%); RevPAR stood at EUR 40.8 and ADR at EUR 91.6, both up 2.8%.

The reading for owners is about price and mix rather than traffic: the regions Statistics Portugal singled out for their dependence on external markets, Madeira (85.2% of regional overnight stays) and the Algarve (81.2%), were also the most exposed to the calendar shift.

Reading: total revenue advanced 4.6% while overnight stays were 0.4% lower. RevPAR (+2.8%) matched ADR (+2.8%): the gain is all rate, with nothing from occupancy.

Residents generated 4.3 million overnight stays, 3.6% more than a year earlier, while external markets came in at 9.1 million, 2.3% lower. The non-resident share slipped to 67.9% of the total, the lowest since the third quarter of 2022 (65.7%). Dependence on external markets splits the country: Madeira (85.2%) and the Algarve (81.2%) at the top, the Centre (24.3%) and the Alentejo (31.2%) at the other end.

Setúbal Peninsula (+7.3%) and the Azores (+7.2%) led on overnight stays; the Algarve sat at the other end (-5.5%), followed by the West and Tagus Valley (-4.0%). Only the regions Statistics Portugal names carry a rate. Greater Lisbon posted the quarter's highest ADR, EUR 115.6.

Total revenue came to EUR 956.0 million (+4.6%) and room revenue to EUR 699.5 million (+4.1%), below the +11.7% and +12.1% Statistics Portugal records for the previous quarter. RevPAR (EUR 40.8) and ADR (EUR 91.6) both rose 2.8%: with revenue per available room tracking rate exactly, the quarter added no occupancy. Statistics Portugal publishes no quarterly occupancy rate, so use of capacity has to be read from the relation between the two indicators. The quarter was not of a piece either: January grew 6.3% in overnight stays and 13.9% in total revenue, February fell to -2.5% and +3.7%, and March closed at -2.9% and +0.1%. The Easter shift sits entirely in those last two months.

A quarter decided by the calendar

Interpretation

When RevPAR moves exactly with ADR, none of the gain comes from utilisation: the quarter's yield rested on price, over a base of overnight stays slightly smaller than a year earlier.

Implication

Seasonal exposure is what this quarter tests: assets whose non-resident share approaches Madeira's (85.2%) or the Algarve's (81.2%) depend on a calendar that moves from year to year. Price, calendar and market mix have to be separated before the quarter is extrapolated to the rest of the year.

OUTLOOK

Three signals to watch in the second quarter

  1. Whether Easter in April returns external markets to positive territory.
  2. Whether the Algarve and the West and Tagus Valley recover from the quarter's declines.
  3. Whether RevPAR starts to outpace ADR, a sign of occupancy rather than price alone.
